Finan\u010dn\u00ed \u00fa\u0159ad m\u011bn\u00ed v\u00fdpo\u010det dan\u011b z nabyt\u00ed nemovitosti<\/h2>\n<p>Finan\u010dn\u00ed \u00fa\u0159ad na z\u00e1klad\u011b rozsudku Nejvy\u0161\u0161\u00edho spr\u00e1vn\u00edho soudu <strong>m\u011bn\u00ed v\u00fdpo\u010det dan\u011b z nabyt\u00ed nemovit\u00fdch v\u011bc\u00ed<\/strong> v p\u0159\u00edpad\u011b, \u017ee tuto da\u0148 plat\u00ed p\u0159evodce = prod\u00e1vaj\u00edc\u00ed.<\/p>\n<p>A\u017e doposud byla z\u00e1kladem v\u00fdpo\u010dtu dan\u011b kupn\u00ed cena v\u010detn\u011b DPH, nov\u011b je ale <strong>z\u00e1kladem dan\u011b kupn\u00ed cena nemovitosti bez DPH<\/strong>. Jak informuje <a target=\"_blank\" href=\"http:\/\/www.podnikatel.cz\/clanky\/bernak-bude-nove-dan-z-nabyti-nemovitych-veci-pocitat-z-ceny-bez-dph\/\" rel=\"noopener noreferrer\">server podnikatel.cz<\/a>, da\u0148 z nabyt\u00ed nemovitosti je podle v\u00fdkladu soudu majetkov\u00e1 da\u0148 a ned\u00e1v\u00e1 smysl ji platit z \u010d\u00e1stky, kterou n\u00e1sledn\u011b prod\u00e1vaj\u00edc\u00ed odvede st\u00e1tu.<\/p>\n<p>Jestli\u017ee jste pl\u00e1tcem DPH, prodali jste v obdob\u00ed mezi 1. lednem 2014 a 31. \u0159\u00edjnem 2016 nemovitost a odvedli z n\u00ed da\u0148 z nabyt\u00ed, m\u016f\u017eete si u m\u00edstn\u011b p\u0159\u00edslu\u0161n\u00e9ho finan\u010dn\u00edho \u00fa\u0159adu <strong>po\u017e\u00e1dat o vr\u00e1cen\u00ed p\u0159eplatku<\/strong>.<\/p>\n<p>Od listopadu 2016 u\u017e tento soudn\u00ed precedens nen\u00ed relevantn\u00ed, proto\u017ee da\u0148 dle z\u00e1kona v\u017edy plat\u00ed nabyvatel = kupuj\u00edc\u00ed. A na toho se \u017e\u00e1dn\u00e1 zm\u011bna (zat\u00edm) nevztahuje.<\/p>\n<h2>2. Vl\u00e1da omez\u00ed vyu\u017e\u00edv\u00e1n\u00ed zaji\u0161\u0165ovac\u00edch p\u0159\u00edkaz\u016f<\/h2>\n<p>Obstaven\u00e9 bankovn\u00ed \u00fa\u010dty, zadr\u017een\u00fd majetek \u2013 ve chv\u00edli, kdy finan\u010dn\u00ed spr\u00e1va vyd\u00e1 na neplati\u010de dan\u011b zaji\u0161\u0165ovac\u00ed p\u0159\u00edkaz, \u010dasto to m\u00e1 za n\u00e1sledek \u00faplnou destrukci firmy.<\/p>\n<p>Praxe ale ukazuje, \u017ee mezi neplati\u010di se ob\u010das objev\u00ed i nevinn\u00e1 firma, kter\u00e1 do kolob\u011bhu ud\u00e1lost\u00ed spadla ne\u00famysln\u011b. Finan\u010dn\u00ed \u00fa\u0159ad tak vyd\u00e1n\u00edm zaji\u0161\u0165ovac\u00edho p\u0159\u00edkazu de facto zlikviduje poctivou spole\u010dnost.<\/p>\n<p>Ministerstvo financ\u00ed si tento probl\u00e9m uv\u011bdomuje a chyst\u00e1 novou metodiku k vyu\u017e\u00edv\u00e1n\u00ed zaji\u0161\u0165ovac\u00edch p\u0159\u00edkaz\u016f. A dokonce zva\u017euje i zm\u011bnu z\u00e1kona, kter\u00e1 by po\u010d\u00edtala s alternativn\u00ed variantou \u2013 podobn\u011b jako jsou p\u0159edb\u011b\u017en\u00e1 opat\u0159en\u00ed u insolven\u010dn\u00edch \u0159\u00edzen\u00ed. Informuje o tom <a target=\"_blank\" href=\"https:\/\/ekonomika.idnes.cz\/zajistovaci-prikazy-nova-metodika-zmena-zakon-fq9-\/ekonomika.aspx?c=A170914_200944_test_lre\" rel=\"noopener noreferrer\">server ekonomika.idnes.cz<\/a>.<\/p>\n<h2>3. Nezam\u011bstnanost klesla na 4 %<\/h2>\n<p>Nezam\u011bstnanost v \u010cesku st\u00e1le kles\u00e1, v srpnu se dostala na magickou hranici 4 % a je tak nejni\u017e\u0161\u00ed za posledn\u00edch 19 let. Ve sv\u00e9 <a target=\"_blank\" href=\"https:\/\/portal.mpsv.cz\/upcr\/media\/tz\/2017\/09\/2017_09_08_tz_nezamestnanost_srpen_2017.pdf\" rel=\"noopener noreferrer\">tiskov\u00e9 zpr\u00e1v\u011b<\/a> o tom informuje \u00da\u0159ad pr\u00e1ce \u010cR.<\/p>\n<p>Rekordn\u011b n\u00edzk\u00e1 nezam\u011bstnanost je skv\u011blou zpr\u00e1vou pro zam\u011bstnance \u2013 a\u0165 u\u017e pro ty, kte\u0159\u00ed cht\u011bj\u00ed zv\u00fd\u0161it mzdu nebo ty, kte\u0159\u00ed se ohl\u00ed\u017e\u00ed po nov\u00e9m pracovn\u00edm m\u00edst\u011b. Naopak zam\u011bstnavatel\u00e9 budou m\u00edt st\u00e1le v\u011bt\u0161\u00ed probl\u00e9my naj\u00edt nov\u00e9 zam\u011bstnance, co\u017e br\u00e1n\u00ed rozvoji jejich firem.<\/p>\n<h2>4. Pron\u00e1jem komer\u010dn\u00edch budov zdra\u017euje<\/h2>\n<p>Vedle nedostatku zam\u011bstnanc\u016f soukrom\u00fdm firm\u00e1m zt\u011b\u017euje podnik\u00e1n\u00ed tak\u00e9 nedostatek komer\u010dn\u00edch prostor. Ten m\u00e1 za n\u00e1sledek, \u017ee n\u00e1jemn\u00e9 v kancel\u00e1\u0159\u00edch nebo skladech neust\u00e1le zdra\u017euje.<\/p>\n<p>Jak informuje <a target=\"_blank\" href=\"http:\/\/www.businessinfo.cz\/cs\/clanky\/nejen-chybejici-zamestnanci-spatnou-zpravou-pro-firmy-je-i-rust-najmu-komercnich-budov-94409.html\" rel=\"noopener noreferrer\">server businessinfo.cz<\/a>, nap\u0159\u00edklad v Praze v roce 2016 p\u0159ibylo jen 33 000 m<sup>2<\/sup> komer\u010dn\u00edch prostor, co\u017e tla\u010d\u00ed cenu za metr \u010dtvere\u010dn\u00ed na hranici t\u00e9m\u011b\u0159 400 K\u010d m\u011bs\u00ed\u010dn\u011b. Podobn\u00e1 situace je p\u0159itom i v dal\u0161\u00edch velk\u00fdch m\u011bstech.<\/p>\n<h2>5. Evropsk\u00e1 unie ru\u0161\u00ed kv\u00f3ty na cukr<\/h2>\n<p>\u010cesk\u00e9 cukrovary mohou slavit, Evropsk\u00e1 unie po 49 letech ukon\u010duje syst\u00e9m produk\u010dn\u00edch kv\u00f3t, minim\u00e1ln\u00ed ceny cukrov\u00e9 \u0159epy i v\u00fdrobn\u00ed d\u00e1vky. Kv\u00f3ty ofici\u00e1ln\u011b kon\u010d\u00ed k 30. z\u00e1\u0159\u00ed 2017.<\/p>\n<p>Podle <a target=\"_blank\" href=\"http:\/\/www.denik.cz\/ekonomika\/prilezitost-pro-ceske-cukrovary-kvoty-eu-na-cukr-konci-20170915.html\" rel=\"noopener noreferrer\">informac\u00ed serveru den\u00edk.cz<\/a> se p\u0159itom \u010desk\u00fdm cukrovar\u016fm da\u0159\u00ed u\u017e te\u010f, v roce 2016 vyrobily nejv\u00edce cukru za posledn\u00edch 30 let.
